They can help you consider what is possible within your budget considering the condition and structure of your home, as well as offering knowledge of local building regulations. The designer will be able to determine whether your proposed plans will be an Exempt Development, Complying Development (CDC) or a Development Application (D.A). You will also be advised on whether you need other services in preparation for your project such as a surveyor, specific engineers, a certifier (PCA), other consultants related to bush fire, heritage or town planners. Most importantly, you will be advised where your money can be best spent to give you the home you have always wanted or to increase the resale value of your property.
If you do decide that you would like to employ an architect to give you different options or advice, your design and build company can provide them with the detailed information they need to take your design to the next level. However, in many cases, a design and build company will be able to provide you with everything you require without the need to involve an architect at all.
