When you realise that you need to do some work at your home because you need extra space or fix up the space you have, it’s time to call us.

Before you call in the architect/designer/draftsman you need to discuss what you need and how you can achieve it.

The first hour of any consultation is free, so get the benefit of 25 years building experience, to sort out in your mind how you can achieve the end result.

Architects and designers charge high rates, so if you can get a concept before you engage them, you could save money, or you could just go straight to a draftsman and save thousands.

 

CONCEPT PLANS AND ESTIMATES

After the initial consultation, we can organise concept plans and an estimate of the building costs.

This can be done for minimal cost compared to dealing with a designer or architect first. From experience, people who have spoken to an architect to get ideas, have found themselves with a large bill and a job that is way out of their budget.

As a guide, if you know the size of the extension, you can multiply the m2 by $3,000- and it will give you an approx cost. Depending on size, type of finish and inclusions, it can range +/- 20%.

Bathroom and small improvement consultations are an hour and therefor would be free.

(Most larger alteration consultations last 2 hours so cost would be $85-).

 

FIXED PRICE QUOTES

When plans have been drawn up, we can arrange to do a fixed price. This would then be transferred to a contract, if you continue to the construction stage.

The fixed price is that, it will not vary except if you want changes, but even then, the changes are done at cost plus 20%, not as some builders work. Moving a doorway from a to b, won’t cost anything unless it has been started, some will charge.

When we finish the job, we calculate the cost and add 20%. If it is less than the contract value plus or minus any variations, we will give you a refund.

 

COUNCIL APPLICATIONS

We can help with the paperwork to council.

You can save significant money by doing the council application yourself with our help.

You don’t have to pay the builder to complete the paperwork, stand in line at council, go back another time because council require something extra (which they regularly do) and pay his markup on fees and deposits.

 

PROJECT MANAGEMENT

If you have your plans and are ready to go but want to control the job yourself, we can act as project managers, making sure the job flows smoothly, and that all requirements of council, state and building code are fulfilled. This would be carried out by one of our supervisors.
